A traditionally built, Lakeland house which is concealed in the grounds and quietly situated adjacent to and overlooking the River Rothay. We are located in the centre of Grasmere village, in the Heart of the English Lake District, 4 miles from Ambleside, 8 miles from Windermere and 12 miles from Keswick. It certainly provides a high degree of comfort being double glazed, centrally heated, tastefully decorated and well furnished accommodation throughout. Our superior rooms contain king sized beds, one has a Four Poster.

As a treat to our many guests who celebrate special occasions at Beck Allans. Breakfast can now be taken in the owners conservatory on their celebration day.
There is no charge for this little extra. However, we do need notice when holiday accommodation is booked as availability is strictly limited to first come, first served.

All bedrooms have en-suite bathrooms/shower/WC. Second floor rooms include power showers. Tea / coffee making facilities, television and hair dryer are all provided.
We now offer bedroom 2 with a Four Poster bed.
Virtually all rooms face south across our own private well timbered gardens, and the 4-Poster and Standard rooms both offer lovely views overlooking the River Rothay.
Rooms are usually available from 2.00 p.m. on the day of arrival. Check out time is 10.00 a.m.

| A non refundable deposit of 1/3rd required of total cost will be required on all bookings, balance payable on arrival. |
| Minimum 2 nights stay at weekends, 3 nights during Bank Holidays. |
| We do not take one night reservations in advance. If there is already a one night available then we would be happy to welcome you, although there is a £10.00 per room supplement. |

CANCELLATION POLICY |
We strongly advise you to read our cancellation policy. A booking whether in writing, by telephone or e-mail is a legally binding contract. We agree to supply the goods and services as offered and the guest agrees to pay for those services. If you have to cancel or cut your holiday short, you are in breach of this contract and are liable to pay cancellation charges. All cancellations must be confirmed in writing to us. We will not accept a cancellation over the phone.
For peace of mind, we strongly advise you to take out holiday insurance.
In the case of a cancellation or having to cut short your holiday, we will make every effort to re-let the room(s). If we are able to do so, then all you will lose is your deposit.
If we are unable to re-let the room(s) you will be liable for a proportion of the outstanding balance, as outlined below. We reserve the right to automatically charge your card. |

| If you have to cut your holiday short, you are liable to pay the remaining balance less any services that have not been provided. In line with Tourist Board recommendations We will not initiate a claim until the final day of the cancelled booking has passed and every effort on our behalf has been made to re-let the room(s). We reserve the right to automatically charge your card. |
